General Reminders

   We have had a number of home sales and purchases over the last six (6) months, and from time to time, it has become apparent that either existing homeowners have forgotten, or new homeowners have not acquainted themselves with, various courtesies and certain limitations of use found in the documents governing Wild Pointe Ranch.  All of the relevant documents are on the website and were identified in some fashion in title insurance commitments circulated prior to purchase.  While the issues noted below are not prevalent, minor liberties afforded have a way of morphing into larger problems and the Board does not want to have to write a series of corrective letters if matters can be brought to everyone’s attention and avoided.

  1. While this is largely a problem with construction traffic, the speed limit in the neighborhood is 35 mph.  We understand the Elbert County Sheriff is in the process of stepping up radar enforcement and will be taking other measures to tamp down on violators.  Also, foot traffic on and around the roadways has increased, mostly with families.  The roads in Wild Pointe are plenty wide, and the volume of traffic is not that significant, so that when drivers encounter pedestrians, they cannot slow down and at a minimum, move over and give the walking community a plenty wide berth.
  2. Trash cans need to be brought in from the street promptly and stored either inside a structure or behind a fence/screen so they are not open and obvious.
  3. Vehicle parking off your drive is prohibited unless it is done on a very short-term basis, i.e., for an event or to accommodate the overnight stay of guests.  Your drive is that which has either been paved or has road base as part of the original or approved configuration of your ingress and egress.  Trailers less than 21' in length can be parked off the drive so as to comply with the requirements of the design guidelines, but trailer parking and open trailers left outside your garage or outbuilding and used to store materials you don’t want in your garage are two entirely different concepts.
  4.  Any exterior color changes on any structure require approval.  This includes roofs and outbuildings.
  5.  Any structural additions or improvements require approval.  These include fencing of any kind, porches and additions to existing porches, outbuildings (even sheds), driveway relocations, and chicken coops.  On this latter note, roosters are not allowed.
  6. As a general rule, equipment needs to stored inside or in an orderly fashion at an unobtrusive location in close proximity to structures.
  7. Above ground pools are not allowed.  If it cannot be deflated or broken down on a nightly basis and easily stored, it is an above ground pool.  Note that portable pools do not need to be deflated or broken down and stored on a nightly basis but be sensitive to aesthetics affecting your neighbors. 
  8. Approval for tree planting is not required.  However, planting in any easement is discouraged.  The Metro District may require removal with no compensation.
  9. For the most part, RV owners and owners of trailers beyond the allowable length have been pretty good about giving notice if they will be parked for more than 72 hours. Leaving trailers beyond the allowable length for an extended period of time at locations you may think are unobtrusive is prohibited.  If you have friends in town or your trailer/RV needs work, let us know the circumstances and we can work with you.

   While we would like to give people latitude in some instances, this unfortunately proves to be a loss-leader and results in future abuses by others and a myriad of unintended consequences.  The original developer, in an effort to sell homes, turned a blind eye to certain improvements that should not have been approved.  That was unfortunate.  Keep in mind the governing documents provide the waiver of one violation or allowance of a variance does not prevent the Board from engaging in what might appear to be disparate enforcement.  We try to be fair, and our job is made easier, often with a more reasoned result, if potential issues are discussed before they have a chance to manifest themselves in various forms.

Elizabeth Parks and Recreation

My name is Jena and I am working with the Town of Elizabeth, the Elizabeth Parks and Recreation (EPR) District, and the Elizabeth School District to develop the Great Elizabeth Parks, Recreation, Open Space, and Trails (PROST) master plan. The PROST master plan will serve as a roadmap for the Town of Elizabeth and EPR to preserve existing open space, improve current park spaces, and develop future trails and greenspaces as the Elizabeth area continues to grow.  We are in the early stages of the planning process and looking for input from key stakeholders and community members. Since Wild Pointe Ranch is located within the EPR district, we would like input from its community members.

We have developed a website for the project (link below) that includes information about our goals and process, and a platform for the public to provide input. We will also be hosting a Community Open House at the Elizabeth High School cafetorium on December 11th from 5-8pm. Apex Trash Service Expectations

Apex has advised there have been some liberties/oversights taken with the trash service.  A refresher packet relative to the parameters of trash services has been posted on this page.

County Maintenance Responsibility Rejected

The HOA and the Metro District have rejected the offer from the County to resume ownership and maintenance responsibility of the roads and associated easements. See the SignageRoadUpdate.pdf document on this page for more information.

Recreation Vehicle Use Reminder

As a reminder, use of motorized recreational vehicles on your property or on any property owned by the several metropolitan districts is prohibited.  This includes ATV’s, four wheelers, dune buggies and the like and specifically includes Tracts C (including the emergency access road on the west side of the development), G (the open space that meanders on the south side of the development) and I (reserved well sites).  Violations will be met with immediate cessation of trash services for a period of not less than 30 days, the imposition of fines after notice and hearing and if necessary, injunctive relief.  Operation of the same by unlicensed drivers on the streets is also prohibited.

To the extent anyone thinks the concerns expressed by multiple property owners are overstated, attached are several examples of the level of activity and damage done to lands owned by others.  The HOA will be looking to the property owner(s) to restore their own land and the metropolitan districts will be looking to have their lands restored as well.  It will not be an inexpensive process.

This is a zero tolerance policy.
